Districts of Dubai
Criteria by which we evaluate the districts of Dubai
  • Location - we consider the proximity of the district to key city landmarks and the convenience of transportation. Good transportation connections can significantly increase the attractiveness of the area.
  • Current property value - we analyze whether the property value in this district corresponds to market standards or if it is inflated.
  • Vacancy rate and return on investment - we assess how quickly properties in different districts are rented out, the percentage of time they remain unoccupied, and which areas offer a fast and efficient return on investment.
  • Market statistics - preference should be given to districts that are stable in terms of property value and less susceptible to economic crises, such as tourist areas, and can guarantee a return of 5-7% per annum.
  • Infrastructure - districts with developed infrastructure, including accessibility to public transportation, roads, medical facilities, schools, and shops, have a special appeal. During periods of crisis, when tourist flow decreases, residential areas equipped with all the necessary amenities for comfortable living become in demand among local residents.
The best areas to buy real estate for the purpose of reselling it 30%+:
1. Business Bay
Business Bay is a commercial, residential, and business cluster adjacent to Downtown Dubai. It spans an area of approximately 6 sq km on both sides of the Dubai Water Canal, from Ras Al Khor Wildlife Sanctuary to Sheikh Zayed Road.


Region Description:
Originally envisioned as a major business hub, the district saw the construction of several large office centers. However, after the economic crisis of 2008-2013, there was a high demand for residential and commercial properties. Due to the influx of tourists in Downtown Dubai and the high demand for short-term rentals, the number of luxury hotels in Business Bay is approaching the top 20. The area is also witnessing the growth of premium residential complexes with their own retail spaces, recreational facilities, and green areas. Currently, the district is predominantly business-oriented, with few parks and major entertainment venues, and the Dubai Water Canal waterfront is not fully developed. This is largely due to ongoing construction, as less than a hundred out of over two hundred planned buildings have been completed.

There are 4 nurseries for families with children, one of which follows a Canadian educational program. School education is available in several institutions that offer English, American, and Indian education systems. The duration of education depends on this, with American program schools providing 12 years of education and private Indian schools providing 13 years. In your free time, you can take a stroll along the wooden promenade by the man-made Dubai Canal. Business Bay has several hospitals, including Emirates Hospital Clinic and a branch of the popular Aster clinic network. Shopping can be done at supermarkets, with the largest ones being Al Maya Burj Downtown, West Zone Fresh, and Spinneys Bay Avenue. The food and beverage industry is represented by restaurants offering a variety of cuisines such as Italian, Thai, European, and Japanese. The fast-food restaurant network is well developed, which can be very convenient for people with limited free time. There are no religious facilities directly in Business Bay, but temples and mosques can be visited in the neighboring district, just a 20-minute drive away. As Business Bay is a highly developed business district, special attention has been given to the transportation network. Public transportation options include the metro and buses, and free and paid parking spaces are available for private transportation.

The district is located along the man-made Dubai Canal but does not border the Persian Gulf, so there is no private beach. The nearest public beach is Jumeirah Beach, just a 15-minute drive away from Business Bay. The residential complex has two large shopping malls with numerous shops, restaurants, and spa salons, namely Bay Avenue Mall and Dubai Mall. You can stroll not only through the shops but also in the green park located in the center of the district. There is also a designated area for walking pets called Burj Park.
2. Dubai Marina
The Dubai Marina district is mostly filled with modern residential skyscrapers and high-rise hotel towers, while along the coastline of the bay, there are beautiful sandy beaches and luxurious five-star resorts. Palm-lined promenades, numerous yacht marinas, and huge cruise liners departing from the nearby Dubai Harbour port create a unique atmosphere of a tropical resort amidst a bustling metropolis.

Real estate in Dubai Marina is often purchased by active individuals, childless couples, or young families who want to live a vibrant life in an area full of entertainment and events. This area is also popular among tourists who choose a beach vacation or want to experience the contemporary face of Dubai.

It is located in the western part of the megapromise, traditionally popular among tourists and locals. The area with elite real estate is considered a resort zone and offers wide opportunities for recreation. The community's calling card is the marina. A comfortable and impressive harbor for luxury yachts is often featured in photographs in magazines and online communities, showcasing the emirate in all its splendor. The high quality of infrastructure is provided by one of the country's largest developers - Emaar Properties. It was this company that was involved in the construction of houses in the central part of the emirate, and it also built one of the tallest buildings in the UAE and the world - the Burj Khalifa skyscraper. There is no definitive answer to the question of when the district was built, as work started in 2003, but a number of buildings are still being constructed.

The community is fully adapted for comfortable living. It has numerous shopping centers, restaurants, cafes, well-groomed beaches, and promenade areas. The community has access to the coast. The beaches attract enthusiasts of both passive and active recreation. Tourists and locals can enjoy diving clubs, various water sports, and yacht rentals. The most popular building in the area is the Cayan Tower, which took 8 years to build. Its distinctive feature is its unique architecture of lines, which allowed for the creation of an original curved structure. The skyscraper occupies the 21st place in the city in terms of the number of floors.


Infrastructure:
The district is well connected to other popular locations in the city by a road network and public transport. In addition to bus routes, trams run along Dubai Marina with stops on both sides of the canal, in the area of the seaport, near the monorail line leading to Palm Jumeirah, and near two stations of the red line of the Dubai Metro. The island parts of the district are connected to the mainland by wide bridges, including pedestrian ones, and parallel to Dubai Marina runs one of the main city highways - Sheikh Zayed Road. Thanks to quick access to a major transport artery, the road to Palm Jumeirah, Burj Al Arab, Emirates Golf Club, and Mall of the Emirates takes 10-15 minutes, to Downtown Dubai, DIFC, and Business Bay - 20 minutes, and to Dubai International Airport and Al Maktoum International Airport can be reached in 25-30 minutes. An alternative to land transport is water transport: not only private yachts, but also water taxis and excursion boats operate along the canal, which can take you to Bluewaters Island, Palm Jumeirah, and other coastal destinations. The social infrastructure of the district is also well developed. There are more than a dozen kindergartens, pharmacies, and supermarkets. There is a dedicated shopping center, and several large medical clinics are in operation, such as the Medcare Medical Centre and Emirates Hospital Clinic. Although there is no secondary school in the district itself, at least five educational institutions, including Dubai British School, GEMS Wellington International School, and Emirates International School Meadows, are located within a 10-15 minute drive.
3. Palm Jumeirah
Palm Jumeirah is an artificial island in the United Arab Emirates, known worldwide. It is often referred to as the eighth wonder of the world, as its construction involved enormous financial costs. The island has the shape of a palm tree, with a crescent at the top. The island traditionally attracts tourists. Property in the area is associated with luxury and wealth, as it belongs to the premium class.

Location:
Located on the Arabian Gulf, opposite Dubai Internet City, near popular coastal destinations Dubai Harbour and Dubai Marina. The area consists of a group of artificial islands covering an area of 5.6 square kilometers and has the shape of a palm tree with a trunk, branches, and a crescent-shaped crown, with residential and luxury hotel buildings.

The area is known for its architecture and access to the coast. Entry for tourists is free. Palm Jumeirah was created by human hands. The area includes several closed sub-communities:

  • "Trunk," connecting the community to the mainland. Several residential complexes with premium-class apartments have been built on it. The developer has taken care of not only the comfort of the apartments but also the overall infrastructure. Each building has everything necessary for life, from swimming pools to gyms and beauty salons.
  • "Crescent," which includes 16 branches. The branches are equipped with highways, making it easy to move around the entire area. Houses are built directly along the road, so there are no difficulties in getting around.
  • "Crescent" at the upper part, where the popular Atlantis The Palm hotel is located.


Infrastructure:
Along the "trunk" of the island, there are branches of major supermarket chains in residential complexes and beyond. Among them are Allday Fresh, Choithrams, Cherry Express, and Spinneys. A standalone four-story mall bears the developer's name. Nakheel Mall has many retail outlets and a large cinema.

In addition to shopping, there are places to stroll and have fun in the area. The main attraction of the community is the singing fountain. Many entertainment options can be found at the Golden Mile Galleria Mall. Here, around 70 stores of global brands operate, there is a fitness club, restaurants, and cafes. Residents are separated from other shopping malls, the largest of which are Dubai Marina and Dubai Mall, by a 20-30 minute drive.

Schools:
For young children, Blossom Nursery follows the British education system. Redwood Montessori Nursery is also open for children. The renowned school focuses on creative personality development.
Secondary educational institutions are not provided within the sub-community. However, there are options in neighboring communities. Children can attend the International School of Choueifat or the American School of Dubai, which are a 10-minute drive away.
Higher education is available in Knowledge Park. Here, one can choose technical and humanities disciplines.

Healthcare:
The healthcare industry in the UAE is considered one of the most advanced in the world. This applies not only to the technologies and equipment used but also to the qualifications of the staff. The best doctors from around the world work in the UAE. A full range of services can be obtained at Emirates Hospitals Clinic or Al Das Medical Clinic. Dental treatment is available at Dr. Joy Dental Clinic. Many medical facilities are located on the mainland part of the metropolis, which can be reached in 20-30 minutes.
4. Dubai Hills Estate
Dubai Hills Estate is the first phase of development in the new MBR City district of Dubai, with leading companies Emaar and Meraas Holding as the developers. The project is envisioned as a combination of residential quarters, gardens and parks, golf courses, pedestrian and cycling tracks. The allocated area for development is over 11 million square meters.

The plan includes the construction of 4,600 villas, 22,000 apartments, and 197,000 square meters of office buildings. In addition, the gated community will have a large shopping center called Dubai Hills Mall, occupying 143,000 square meters, a huge golf course with a view of Burj Khalifa, hotels, and 45 running and cycling routes.

One of the key factors of the community's attractiveness is its location. The neighborhood is situated close to other Emaar builder communities such as Downtown Dubai, Dubai Marina, and Emirates Hills. It borders Al-Barsha to the west and Al Quoz to the east. The community also provides easy access to the areas of Meydan City and Arabian Ranches.

Infrastructure:
With all the planned and completed constructions, life in the gated community promises to be peaceful and family-friendly. The abundance of parks and open spaces allows for enjoying solitude, having picnics, and barbecues.

Dubai Hills is divided into 3 zones:
  • The golf course surrounded by 97 villas and 300 mansions, which belong to the Parkways & Fairways complex. This is the central part of the neighborhood.
  • The northern part runs alongside Al Hail Road and will feature two shopping centers, mid-rise residential complexes along a 7-kilometer boulevard with numerous shops and restaurants.
  • The third zone consists of densely built townhouses and villas in 2 communities: Sidra and Maple. Sidra also has 3 phases: the first presents 170 villas, the second - 160, and the third represents approximately 145 villas.

In addition, there are many apartment options that vary in size and are suitable for investment purposes. Dubai Hills, being the first project launched in the area, is still under construction but some buildings and complexes are already fully completed and ready for occupancy. Sidra is one of them. Dubai Hills Estate is rich in lush landscaping, including a large 18-hole golf course managed by The Address Hotels & Resorts, which ranks among world-class golf courses. In addition to the central attraction, Dubai Hills is also building a tennis academy with ten outdoor and four indoor courts. And in addition to the green fields throughout the entire gated community, there are plenty of tracks for active sports activities.


Schools:
There are several schools near Dubai Hills. GEMS Wellington Academy branch is located nearby, just a 10-minute walk away. This institution is chosen for its British curriculum, according to which students are educated from grade 1 to 13 and receive their first degree.
There is also the GEMS International School, which offers an IB program, and GEMS New Millennium School, which provides education from grades 1 to 9. All of them are located near Al Hail Road, very close to Dubai Hills.
Additionally, there are many other schools in Al Barsha, including the American School of Creative Science, Kings School, and Dubai Heights Academy.


Clinics:
Kings College Hospital is located near Dubai Hills. This is a new medical center that opened its doors in 2019 specifically for the residents of this community. It is a large 100-bed facility with a surgical department specializing in pediatric orthopedic cases, offering treatment in accordance with the British healthcare system.
There are also Mediclinic Parkview, located on Umm Suqeim Street, Al Zahra Hospital, and Saudi German Hospital in Al Barsha. In the vicinity, several branches of Aster clinic can be found, as well as numerous major pharmacies in neighboring areas.
5. Dubai Harbour
Dubai Harbour is a new luxury resort area in Dubai. It is a large-scale project located between Palm Jumeirah and Bluewaters Islands. The community plans to build the largest marina in the region, capable of accommodating the largest existing private yachts. The marina will include a sailing club, helipad, refueling station, crew rooms, and a yacht center. The project is being developed by the renowned developer Meraas Holding, known for its high-quality real estate construction in Dubai. The area will feature multi-apartment buildings with apartments and penthouses, as well as villas with direct access to the sea.


Location:
The extensive 1.85 km² area is situated on the first coastline of the Persian Gulf between Palm Jumeirah and Bluewaters Islands, along King Salman Bin Abdulaziz Al Saud Street. The community is in close proximity to other beach areas of the emirate, such as Jumeirah Beach Residence and Dubai Marina. Dubai International Marine Club is just a few minutes' drive away. Dubai International Airport is located 27 minutes away by car via the E11 highway. From this coastal community with luxurious apartments and villas, it is easy to reach any part of the city thanks to its developed transportation network and convenient road connections.


Infrastructure:
Currently, there is no shopping center within Dubai Harbour, but residents can easily access neighboring areas and their shops. The nearest shopping and entertainment complex is Dubai Marina Mall. This center houses more than 140 retail outlets and 21 cafes. In addition to shopping, Dubai Marina Mall offers various attractions, such as Reel Cinemas and The Little Explorers children's center. The mall is a 10-minute drive from the community.
Supermarkets are not yet open in Dubai Harbour, but the nearest ones are within walking distance - a 10-15 minute walk or a 5-minute drive by car. For grocery shopping, residents can visit some of the best supermarkets in Dubai, such as Spinneys, Carrefour, and Plus Point Supermarket.


Schools:
There are no nurseries or schools in Dubai Harbour, but this is not a significant issue as the proximity to Dubai Marina provides access to various educational institutions. Raffles, Blossom, and Monroe nurseries are among the best in this part of the city, and they can be reached by car in 6-15 minutes. There are also several schools near the marina. These include iCademy Middle East and Thunderbird, located in the Al-Sufuh area, a 13-15 minute drive away. Well-known schools such as Choueifat, GEMS Wellington, Dubai American Academy, and Dubai American School are open in the neighboring area and can be reached within 15-20 minutes by car.


Clinics:
There are no hospitals or clinics within Dubai Harbour at the moment, but residents can rely on the services of Emirates Hospital Clinic - Marina, one of the best clinics in Dubai, as well as Marina Medical Center, Le Royal Meridien Hospital, and Kaya Skin Clinic - JBR Walk, Dubai. These facilities can be reached in 7-8 minutes by car. Additionally, DHA Medical Fitness Center and Mediclinic Meadows clinic are located 12-14 minutes away by car.
6. Dubai Creek Harbour
Dubai Creek Harbour is a prestigious district with luxury real estate in Dubai, located in the central part of the emirate. It is a massive project that combines privacy and proximity to all important city locations. The community features an island park, a waterfront, a creek-side beach, a yacht club with 81 berths, and exquisite restaurants with impressive views of Burj Khalifa. The project is being developed by the famous developer Emaar Properties, known for the high quality of its properties in the UAE. The area will include multi-apartment buildings and urban townhouses.


Location:
The district is located near famous emirate locations such as the iconic Burj Khalifa, Dubai Opera, and musical fountain shows. These are the most famous tourist spots in the city, visited not only by guests of the emirate but also by locals. They can be reached within 15 minutes.
Palm Jumeirah community can be reached by car in just 25 minutes. The island offers a wealth of premium-class entertainment, including the famous Aquaventure water park, a dolphin bay, and the Lost Chambers aquarium.
Dubai Marina waterfront community can also be reached within 25 minutes. This area features a beautiful beach, water sports rental points, a 7-kilometer green waterfront, luxurious restaurants, and branded stores.


Infrastructure:
The landmark of the district is the Dubai Creek Tower, which is a tower named the "Icon of the 21st Century." It stands at a height of 928 meters and cost $1 billion to construct. Dubai Creek Tower is one of the tallest observation decks in the city and is very popular among tourists.
The second landmark of the area is the Ras Al-Khor Wildlife Sanctuary. It is a unique place where about 450 species of animals reside. Most tourists come here to see the pink flamingos, which number around 500. Thus, Dubai Creek Tower is an ideal place for living and relaxation. The investment attractiveness of the area is based on the continuously developing infrastructure and the presence of a marina for yachts.

Shopping:
Dubai Square is a shopping center in Dubai Creek Harbour. It is a high-tech shopping complex with an area of 2.6 million square meters, inspired by the architecture of world megacities.
Residents of the community can also easily reach neighboring districts and their stores. Several shopping complexes are located in the Ras Al Khor Industrial quarter, which can be reached by car in 10-15 minutes. For example, you can visit Marhaba Mall, a shopping center with clothing stores, a large supermarket, and a food court.
There is also a supermarket in Dubai Creek Harbour, which is a branch of the well-known W Mart chain. Nearby, in the neighboring Ras Al Khor Industrial quarter, there are other stores.

Schools:
Maple Bear Nursery is open in the community. It is a prestigious preschool institution that receives high ratings from parents. There is currently no dedicated school in Dubai Creek Harbour, but this is not a significant problem as the nearest schools are within a 10-15 minute drive by car. Among them are Deira International School, The City School International, and Nadd Al Hamar School.

Clinics:
There are currently no dedicated hospitals or clinics in Dubai Creek Harbour, but residents can use the services of medical centers located in neighboring areas, within a 10-15 minute drive by car. These include Miracure Medical Centre LLC in Ras Al Khor Industrial and Yoland Medical Center in Nadd Al Hamar. HealthHub Clinic and Pharmacy in Dubai Festival City can also be reached within 15 minutes.
The best areas for buying real estate for renting and receiving passive income from 8%:
1. Jumeirah Village Circle
JVC is a freehold zone in Dubai that is rapidly developing. The neighborhood began construction in 2005. Today, the area is a well-developed location for people of different categories to live in: hired workers, businessmen, investors, families with children, or single individuals.

The neighborhood is designed in a circular shape. In its center is a round plaza, from which streets radiate. The further the distance from the center of the neighborhood to the residential complex, the quieter it is.

Location:
Jumeirah Village Circle is located near business centers. It is close to major highways such as Emirates Road, Sheikh Zayed Road, and Al Khail Road. JVC is popular among young professionals as it is adjacent to areas such as Al Barsha South, Arjan-Dubailand, Motor City, Dubai Sports City, and Dubai Production City.

In terms of transportation, the JVC area is convenient for tourists as well. Mall of the Emirates can be reached in 15 minutes, The Dubai Mall and Downtown Dubai in 20 minutes, and Palm Jumeirah, Motiongate theme park, Legoland Dubai, and Bollywood Theme Parks are within a 30-minute drive. The travel time to Dubai International Airport or Al Maktoum Airport will take approximately 30 minutes by car.



Infrastructure:
Since JVC is aimed at family life, there are many social facilities in its vicinity: parks, children's and sports playgrounds, running tracks. There are also many supermarkets, cafes, and restaurants here. Families with children will appreciate the presence of medical centers that provide qualified medical services. In addition, there are many educational institutions nearby, including JSS International School and UEG School.

One of the highlights of the area is the large Circle Mall with a total area of about 50,000 square meters. Shopping enthusiasts can visit stores of well-known brands, cafes, and restaurants here.

Schools:
There is an international school JSS, next to which is its own football field (where besides football matches, other games, such as cricket, are also held). The educational institution teaches English, exact sciences, and arts.

In JVC, there are also educational institutions for preschool children: Kids World Nursery and Stepping Stones. In these institutions, children study in small groups, and educators conduct classes taking into account the individual characteristics and needs of each child. Another kindergarten is open at the JSS international school.

Healthcare:
Residents of the area do not need to leave their neighborhood to see a doctor, as several medical clinics operate in this part of Dubai. Right Health Medical Center accepts: dentists, surgeons, gynecologists, dermatologists, ophthalmologists, pediatricians, and other specialists of various profiles. In addition, the institution has an emergency department and a laboratory. There is also a dental clinic with an orthodontic department, Apex Dental, in the neighborhood.
2. Dubai Creek Harbour
Dubai Creek Harbour is a prestigious district with luxury real estate in Dubai, located in the central part of the emirate. It is a massive project that combines privacy and proximity to all important city locations. The community features an island park, a waterfront, a creek-side beach, a yacht club with 81 berths, and exquisite restaurants with impressive views of Burj Khalifa. The project is being developed by the famous developer Emaar Properties, known for the high quality of its properties in the UAE. The area will include multi-apartment buildings and urban townhouses.


Location:
The district is located near famous emirate locations such as the iconic Burj Khalifa, Dubai Opera, and musical fountain shows. These are the most famous tourist spots in the city, visited not only by guests of the emirate but also by locals. They can be reached within 15 minutes.
Palm Jumeirah community can be reached by car in just 25 minutes. The island offers a wealth of premium-class entertainment, including the famous Aquaventure water park, a dolphin bay, and the Lost Chambers aquarium.
Dubai Marina waterfront community can also be reached within 25 minutes. This area features a beautiful beach, water sports rental points, a 7-kilometer green waterfront, luxurious restaurants, and branded stores.


Infrastructure:
The landmark of the district is the Dubai Creek Tower, which is a tower named the "Icon of the 21st Century." It stands at a height of 928 meters and cost $1 billion to construct. Dubai Creek Tower is one of the tallest observation decks in the city and is very popular among tourists.
The second landmark of the area is the Ras Al-Khor Wildlife Sanctuary. It is a unique place where about 450 species of animals reside. Most tourists come here to see the pink flamingos, which number around 500. Thus, Dubai Creek Tower is an ideal place for living and relaxation. The investment attractiveness of the area is based on the continuously developing infrastructure and the presence of a marina for yachts.

Shopping:
Dubai Square is a shopping center in Dubai Creek Harbour. It is a high-tech shopping complex with an area of 2.6 million square meters, inspired by the architecture of world megacities.
Residents of the community can also easily reach neighboring districts and their stores. Several shopping complexes are located in the Ras Al Khor Industrial quarter, which can be reached by car in 10-15 minutes. For example, you can visit Marhaba Mall, a shopping center with clothing stores, a large supermarket, and a food court.
There is also a supermarket in Dubai Creek Harbour, which is a branch of the well-known W Mart chain. Nearby, in the neighboring Ras Al Khor Industrial quarter, there are other stores.

Schools:
Maple Bear Nursery is open in the community. It is a prestigious preschool institution that receives high ratings from parents. There is currently no dedicated school in Dubai Creek Harbour, but this is not a significant problem as the nearest schools are within a 10-15 minute drive by car. Among them are Deira International School, The City School International, and Nadd Al Hamar School.

Clinics:
There are currently no dedicated hospitals or clinics in Dubai Creek Harbour, but residents can use the services of medical centers located in neighboring areas, within a 10-15 minute drive by car. These include Miracure Medical Centre LLC in Ras Al Khor Industrial and Yoland Medical Center in Nadd Al Hamar. HealthHub Clinic and Pharmacy in Dubai Festival City can also be reached within 15 minutes.
3. Arjan
Arjan is a relatively young district that is part of the larger Dubailand community. It borders the Al Barsha South district and is located on the outskirts of Dubai, providing residents with freedom from the hustle and bustle of the city. However, its proximity to the Umm Suqeim and Mohammad Bin Zayed Road allows for quick access to other key communities in the emirate.

In Arjan, low-rise and mid-rise houses dominate the area. Each house is designed in a modern style, with projects being developed by professional designers. The architecture of the buildings perfectly blends with the greenery. The construction of the residential complex started in 2006, and by 2020, the district was almost fully populated. Although developers are currently making some adjustments to the life of this residential complex to make it even more convenient for people to live in. The completion of all the complexes in the area is planned in the near future.

The main developer is Dubai Properties Group. The developer carefully plans the layout of the residential complex and each apartment to ensure comfort for everyone. Most houses have fitness centers and gyms, swimming pools, jacuzzis, and modern playgrounds for children.


Location:
Arjan borders Al Barsha South to the north. Nearby are Dubai Motor City and Dubai Autodrome.
How to get to Arjan? The community is located at the intersection of Sheikh Mohammed bin Zayed (E311) and Umm Suqeim Road (D63). There is excellent transportation accessibility here, with buses running and the journey to Dubai's iconic landmarks and attractions taking minimal time. The road to Palm Jumeirah takes 17 minutes by car, to Burj Khalifa and Dubai Mall - 20 minutes. The iconic seven-star sail-shaped hotel, Burj Al Arab, can be reached in 15 minutes.

There are many shops in the area where you can buy all the necessary groceries and household items. The supermarkets in Arjan are:
  • Lifco in Platinum One Tower;
  • Blue Mart Arjan in Lincoln Park;
  • Loyal Minimart;
  • JMA;
  • Wintouch Arjan.

My City Center Al Barsha is located just a 3-minute walk from the community. This mall features clothing boutiques, as well as restaurants and entertainment venues. My City Center Al Barsha also has a Carrefour where you can buy any groceries. City Center Me'aisem is just a 10-minute drive away. Nearby, in the Jumeirah Village Circle community, there is The Circle Mall, which is only a 10-minute drive away.


Schools:
There are numerous nurseries in the neighborhoods near the community. Among them are:
  • Kids World in JVC (10 minutes by car);
  • Raffles in Arabian Ranches 3 (6 minutes by car);
  • Emirates in Motor City (8 minutes by car).

There are also no problems with schools in Arjan. Just 2 minutes from the center of Arjan is Safa public school, where children receive basic, primary, and secondary education. The institution operates based on the British and International Baccalaureate (IB) curriculum. The Nord Anglia Dubai international school with a British curriculum is also worth mentioning, as it is just a 6-minute drive away. These schools are fully equipped for learning and providing a comfortable environment for children. They not only have comfortable classrooms but also science laboratories, auditoriums, libraries, swimming pools, and football fields. Schools with a good reputation and high ratings are also located in the neighboring Al Barsha South area.


Clinics:
There is a clinic within the community called the 7 Dimensions Medical Centre, where you can receive general and specialized services, such as speech therapy, physiotherapy, chiropractic, and sports medicine sessions. There are quite a few medical facilities in Dubai Motor City. These include:
  • Medicentres;
  • Prime;
  • Emirates Hospital;
  • HealthBay.

The journey to these clinics takes 8-10 minutes.
Mediclinic Parkview is located in Al Barsha, where you can receive urgent medical assistance. It is only a 5-minute walk from the district border.
4. Dubai Sports City
Dubai Sports City (DSC) - the southern part of the emirate, which is the core of the largest sports complexes in the UAE. It is built with residential, commercial, entertainment, and recreational facilities, covering an area of about 4.65 square kilometers. If you look at DSC from above, you can see its almost perfect square shape.

Dubai Sports City is the perfect place to invest in exclusive real estate in Dubai. Despite the large number and variety of sports complexes, this part of the metropolis is also suitable for those who are not fans of an active lifestyle. Landscaped parks, water canals, and developed infrastructure attract families with children and business people.

Residential properties are represented in three major complexes: Gallery Villas, Victory Heights, and Canal Residence. Since the main concept of this place is environmental friendliness and maintaining a healthy lifestyle, all buildings and campuses are equipped with solar-powered street lighting to reduce carbon emissions. 5. Discovery Gardens
Discovery Gardens is a new project from one of the largest developers in the UAE, Nakheel. The company is creating a large residential complex with low-rise apartment buildings that house apartments of various sizes. The prime location near the city's major highways makes the area popular among both tourists and those looking to buy property for relocation or investment.


Location:
It is located in the southern part of Dubai, in close proximity to the coastline. The complex spans 6 kilometers and is designed for family living. Special attention has been given not only to the quality of residential units, but also to the internal infrastructure and the opportunity to connect with nature. It can comfortably accommodate up to 60,000 residents. Residents of this sub-community have no shortage of options for recreation or shopping, with the Jumeirah beach sector and the shopping areas of the popular tourist community, Dubai Marina, located nearby.

The community embodies the idea of a peaceful and quiet lifestyle. These elements are considered key aspects of health and longevity, which is why the homes here are adorned with landscaped gardens that cover around a third of the entire area. Each apartment features a unique designer solution, with ceramic tiles and marble used in the finishes, which blend well with elements of natural wood and original lighting.

This area offers a full range of amenities for different age groups and social audiences. There are 13 swimming pools, each with a dedicated area for children's swimming. The community has numerous sports facilities, including cycling tracks, basketball and volleyball courts, fitness clubs, and restaurants. The most popular among them are Mami's Illam Pure Veg Restaurant, located in the Zen cluster, and Spice Story, located in the Chelsea Hotel. The community also has several other small restaurants that serve dishes from different cuisines around the world, including Arabic, Indian, European, and Chinese. Ibn Battuta Mall also offers a variety of cafes, bakeries, and coffee shops, such as Nando's, Pizza Express, India Palace, Verdura, and other fast food restaurants.

There are several public beaches near the community, with the most popular one located in JBR. Comfortable beaches in other neighboring sub-communities can also be accessed. Dubai's yacht marina is less than a 25-minute drive away.


Schools:
In the community, there are no difficulties in choosing educational institutions for children of any age. Near the Ibn Battuta Mall, there is a private school called Delhi School, which follows the Indian education system. Education in the United Kingdom can be obtained at Winchester School. In the neighboring communities, within a 15-20 minute drive, there are other educational institutions.
Among the nurseries within walking distance are Chubby Cheeks Nursery and Jebel Ali Village Nursery.

Higher education is available in the neighboring sub-community of Knowledge Park. There are three universities and several other institutions that offer professional skills.


Clinics and hospitals:
In the UAE, great attention is given to healthcare. Therefore, there are no problems with medical services in any of the areas of Dubai. Residents of the community can avail the services of several clinics:
  • Branches of the Aster network.
  • Medcare Medical Center.
Other medical institutions are present in neighboring sub-communities. Pharmacies can be found within the shopping malls.


Transportation:
Thanks to the convenient location relative to the main highways of the emirate, it is easy to reach Dubai Marina and Jumeirah Lake Towers by bus. Metro stations are currently absent in the community, but their opening is expected in the near future. Bus routes are available in almost every sub-community of Dubai, but private transport remains the most popular option. It allows independence from public transport, especially since there are no difficulties with parking in the region. Parking spaces are available near residential buildings, shopping malls, and on the streets. Car rental is also available. All that is needed is an international driving license.
Areas that we do not recommend:
  • Emaar Beachfront
    • The increase in the cost of real estate in this area occurred before the demand for housing in it really increased. This may indicate a potential market glut.
    • Most apartments in this area are idle and do not generate income.
    • The price of real estate here has already reached its peak, and further growth may be limited.
  • Blue Waters
    • Property prices in the area are inflated.
    • The main demand for housing in this area comes from people who plan immediate relocation and permanent residence there. This can reduce the likelihood of high liquidity of the facility and further increase in value.
  • La Mer
    It does not demonstrate a stable increase in the value of real estate.
  • DAMAC Hills
    We do not recommend investing in the area of Dubai, where the main developer is DAMAC. They have poor quality of construction. And despite attractive marketing campaigns that can convince buyers to buy real estate at inflated prices, in the long term the cost of such real estate tends to decrease.
